The following is the Market Advisors Real Estate Value Trend Table. Designed to be simplistic in its form and easy to comprehend with the use of color coded backgrounds to map directional trends. (Simply RED is to indicate deterioration and GREEN is to represent improvement)
We have chosen (3) important sources of relevant statistical data, they are:
Standard and Poors Case Shiller Index of home values representing 20 markets within the United States
Realty Tracs Foreclosure Activity Trends representing the specific Countys matching the 20 Case Shiller markets
US Department of Labor Unemployment Index providing most recent unemployment rates by State
We apply a weighting system to take into account lagging indicators and then ultimately determine a trend after compiling and digesting the statistical information.
This Trend Analysis assists us in determining our strategy for acquiring foreclosure properties to be placed in our Investment Fund portfolio.
